The green attention began with building practices that included keeping the pool structure that was on the site and refurbishing it. The building design was made with a shape and plan that required fewer materials and cuts to building materials. 

The pool, cabana, and workout facilities are built with an open-air shaded design to eliminate the need for air conditioning. The only air conditioning units in the community are on the top two floors of the building. Lower floors stay cool with a smart design that includes windows that open and allow tradewinds to pass through. 

The community runs on a central hot water system that exceeds all of the green building requirements in Maui County at the time as well as strict California green building guidelines. This allows homeowners to have immediate hot water in units and not wait for the water to warm up.

The Breakers features a half-Olympic-size pool within a gated recreation area. The very large pool features a shallow area for kids and adult loungers. There is a large spa with rain mist.
